Gates Remaining Open
Several residents have asked about why the exit gates are not closing properly. This is caused by the heat and changing moisture conditions under the chip seal at the main gate. The gates are working as well as can be expected given that the sensor loops are buried in gravel and sand. We would have to replace the chipseal with blacktop to get consistent performance from the gate equipment, or replace the sensor loops with optical sensors which could be vandalized.
Sometimes, the local fire department locks open the gates to let their trucks in faster for water refills from our tank and they forget to release the gates. In those cases, we much contact them and ask them to move the emergency key to the off position because only emergency officials can have those keys and we cannot override them.

How Long Since You've Pumped Your Septic Tank?
Have you ever had your septic tank pumped out? Experts recommend it be done every 5 years depending on the number of occupants of your home. Our homes are now 10 years old, so even with only two-person occupancy, it is a good idea to do it soon. Sludge builds up over time and can flow and clog the leach field, requiring very costly replacement of the leach field. I've recently received estimates for pumping from Sweet Septic for $400 plus another $350 to locate and dig down to the tank from a separate contractor. Has anyone else done this and gotten a better deal?
